How do you determine if it's time to spring for a new roof? While there's no formula, these five tips can help you make an educated decision when it comes to replacing your shingle roof.
The adage, "age is just a number," doesn't apply when it comes to your roof. According to one expert source, the average shingle roof should last between 15 to 30 years. This variance relies on a number of factors, including the type of shingles you purchase, the craftsmanship of the original roofers, the climate in your region, and how well you've kept up with basic maintenance.
Inspection of your shingles can yield valuable information about whether a replacement is in order. If shingles are buckling, curling, or losing granules, they may be in the latter stages of life. (A gutter check can reveal whether you're losing granules.) Be sure to check the areas that get the most exposure to sunlight, as these may show signs of wear and tear first. Also, check for missing shingles. The more tabs that aren't intact, the more likely it is that a roof replacement may be necessary.
You don't have to climb onto your roof to identify other signs that you need a new one. Instead, look for sagging areas on your ceiling, which may suggest structural defects. Dark spots, meanwhile, may indicate potentially harmful moisture damage.
While leaks are an obvious sign that a roof replacement may be in order, there's another unexpected intruder that may signify the need for a new roof. If daylight is coming through your attic roof boards, this may indicate missing or defective shingles. While checking your attic, also make sure there's no moisture around the insulation, as this can lead to foundation problems if left unresolved.
If you're not sure whether you can get away with roof repairs or if you require a total roof replacement, call a roofing contractor. Ask friends and neighbours for referrals to find a trusted professional, but don't wait until water starts to turn into downpours before you make the call. Routine maintenance checks can help prevent minor problems from becoming major ones.
